I take offense to your statement. First off, an inspection id NOT required to close a sale and when one is needed, normally the BUYER hires the inspector, NOT the SELLER. I have been an inspector for 9 years and I have never once recommended the new home owner hire anyone to fix anything. I will hand you the report, explain what was found, and then you are on your own.
Unfortunately, most first time home buyers are not as knowledgeable as Justice4All and wouldn't be able to sniff out a carbon monoxide leak in the furnace without a meter or detect dry rot in the floor joists. Wiring? Don't get me started. I have seen un-licensed wiring jobs that would curl your short hairs.
